Case Study Potts Point Sydney Rooftop

The rooftop of this three storey apartment block originally had its old bitumen "hot pour and roll" waterproofing deteriorate of which time a metal roof was installed as the solution. Since that time the metal roof has rusted and water leaks have reoccurred causing damage to the internals of the apartments below. This metal roof has also prevented the use of the area by the residents for such events as New Year’s Eve. We proposed to remove the metal roofing and waterproof the slab substrate with a bitumen membrane system while maintaining the metal cladding on the parapet walls for a cost saving.

The metal roof was dismantled and removed via a crane. Then the old original "hot pour and roll" bitumen waterproofing membrane was removed to find a number of cracks in the concrete substrate.

These cracks were then repaired before installing a triple layer torch applied bitumen sheet membrane system from Tremco. The first layer was Tremproof VBS ventilated base sheet which is 2mm thick and has the purpose of allowing vapour dissipation. The next layer of Tremproof 300 APP modified bitumen sheet is 3mm thick and forms the main waterproofing layer. This was capped with Tremproof 4000m Mineral coated sheet which is UV resistant and can tolerate light maintenance traffic.

We also had other requirements on this job which included re-bricking the chimney vent and manufacturing metal covers for them.

We had stainless steel drainage spouts fabricated and then installed them in the drains on the outside of the parapet wall. This was necessary to run the drainage water into the rainhead and prevent it running down the side of the building into the windows.

Our clients were very happy with the end result of this project. The rooftop is fully waterproofed with a 20 year warranty, is more aesthetically pleasing and is also usable by the residents.
